This website offers the unique opportunity to leaseholders and landlords alike, of obtaining an accurate price of the freehold of a building containing flats, a lease extension of a single flat or the freehold of a leasehold house and is considered to offer the most comprehensive, accurate and cost effective valuations on the internet. There are twenty different valuation models, one of which should be applicable to your property, either as the leaseholder or freeholder.

The valuation generated by the information you input is primarily under the rules of the various Leasehold Reform Acts, that is, the price quoted is the amount you might be expected to pay or receive if the valuation was decided by the Leasehold Valuation Tribunal. However, most parties succeed in their negotiations without resorting to the Tribunal.

Much research has been carried out to determine the most accurate price you would expect to pay as a leaseholder or receive, if you are the freeholder, based on market settlements, LVT decisions and court decisions over the past few years. As events occur in the market and the courts and tribunals, you can be assured that this website shall be updated to offer you the latest in valuation advice.

We offer three types of valuation - lease extensions of individual flats, freehold purchase of a block of flats (collective enfranchisement) and the freehold purchase of leasehold houses (single dwelling houses). Please click on the type of valuation that you require.

Each calculation requires you to provide various details of the lease or leases and will appear as prompts in the valuation table that you select. The calculator will work out the three components of compensation payable to the landlord, usually the freeholder, - capitalised ground rent, reversionary value and, where payable, marriage value.

The calculation will also inform you of how much the flat or house is worth on the existing lease and the percentage value of the property at present compared to when the lease is extended or the freehold purchased ?called the relativity. Relativiities change with market forces so we continually monitor them and update this website accordingly.
